Summer House with Mooring on Lake Champlain Near Burlington

The Summer House reflects the spirit of a traditional Vermont "camp." It offers a living room with Hearthstone heating stove and French doors opening onto a spacious screened porch. At the opposite end of the room is a well equipped kitchen with everything you need to entertain family and friends. In addition to the appliances (including a dishwasher) and gracious plenty of pots, pans and dishes, there is a breakfast bar inviting others to hang out with the chef. A bedroom with twin beds is off the living room. Off the back entry hall is an "away room" with a small TV and a bathroom with a washer and dryer. Linens and towels are provided. The 2nd floor houses a bedroom with a queen-size bed and bathroom with shower. Access to our beach, which we share with 2 neighbors, is across a one-lane dirt road. The beach has a view of Mt. Mansfield, and you can moor your boat off the shore. Essential goods and services are close by. *** Off site nearby is a town park with playground, tennis courts, and a connection to the Island Line rails-to-trails path. To the north, the trail becomes the causeway offering spectacular views of Lake Champlain and the Adirondacks. To the south, it takes you along Lake Champlain into Burlington, a cosmopolitan city with a pedestrian mall, open-air cafes, music, theater, and festivals. By car, Burlington is about 10 minutes away from the Summer House. Hiking in the Green Mountains is about an hour away and Montreal is about 1 1/2 hours to the north. *** Historically, in summer, hard-working Vermonters retreated to small rustic "camps" where outdoor life was front and center. Although Porter's Point is now largely year-round houses, 100 years ago, it was only camps. The Summer House was built in 1991, but the green outbuildings on the property are part of the original camp.

The summer house is available for rental beginning in May (weather depending) through Sept. The rental rate for the period beginning July 15, 2018 through Labor Day ("prime season") is $1500 per week and is subject to a 2-week minimum stay. The rental rate for all other weeks is $1250. Any stays for less than 31 days are subject to a 9% VT rooms tax and 1% Colchester town tax on the amount of the rent. Full payment is expected in advance to reserve Summer House. Refunds are given for cancellations only if the Summer House is subsequently rented for the time reserved.
