This waterfront home is on a point of land reaching out into lake Memphremagog just below the Canadian border. It is extremely private with a beach, lawn, a large dock and deck. It borders almost 1000 acres of US and Canadian preserve with walking paths. There is also a five mile long bike path that will take you to the town of Newport, perfect for biking or walking.  Or you can cross the border and the path will take you about 20 miles into Canada. The paths on this side of the border also connect to local mountain bike and X-country ski trails that are groomed by a local ski association where you can rent x-country skis. You can check out their trails here: https://www.mstf.net/
There's plenty to do in every season, great restaurants, biking, tennis, watersports, and hiking. The house is about 40 minutes from Jay Peak or Burke Mountain. You can also explore Quebec's quaint Eastern Townships just over the border. Some highlights in Canada are a fantastic spa in Magog, the longest suspension bridge in the East and lots of microbreweries.
Included with the house are 2 paddle boards, 3 single kayaks and 2 two-person kayaks for your use.
